These terms and conditions of Booking Confirmation outline the rules and regulations for the use of Stonetree Vacation Homes Rental's Website, located at stonetree.holidayfuture.com.
By accessing this website we assume you accept these terms and conditions. Do not continue to use the Stonetree Vacation Homes Rental if you do not agree to take all of the terms and conditions stated on this page.
The following terminology applies to these Terms and Conditions of Booking Confirmation, Privacy Statement and Disclaimer Notice and all Agreements:
“Tenant” “Client”, “You” and “Your” refers to you, the person log on this website and compliant to the Company's terms and conditions.
“The Company”, “Ourselves”, “We”, “Our” and “Us”, refers to our Company.
“Party”, “Parties”, or “Us”, refers to both the Client and ourselves.
“Apartment” refers to property unit booked on the website.
“Landlord” refers to owner of the property unit.
“Contract” refers to Terms and conditions of Booking Confirmation Contract.
All terms refer to the offer, acceptance and consideration of payment necessary to undertake the process of our assistance to the Client in the most appropriate manner for the express purpose of meeting the Client's needs in respect of provision of the Company's stated services, in accordance with and subject to, the law. Any use of the above terminology or other words in the singular, plural, capitalization and/or he/she or they, are taken as interchangeable and therefore as referring to the same.

The living conditions, rights, obligations and responsibilities of the Tenant are specified in Stonetree Vacation Homes Rental’s Policy.
STONETREE VACATION HOMES RENTAL’S POLICY:
Any illegal activity inside the Apartment or on the premises of the building is a cause for the Tenancy contract termination without refund of both, the Rental amount and Security Deposit.
IN CASE OF EMERGENCY SITUATION INFORM OUR TEAM IN WHATSAPP AND INFORM BUILDING SECURITY IMMEDIATELY.

Terms and conditions of Booking Confirmation Invoice
Contract (hereinafter referred to as the Contract)
1. PAYMENT POLICY
1.1. Payment for booking and accommodation is carried out by the Tenant in the following order and on time:
Basis of payment: to confirm the booking.
Payment amount: full amount of the Security Deposit.
Payment term: no later than 5 (five) calendar days before the planned check-in date.
After receiving the payment of the amount of the full Security Deposit specified in this paragraph, the Company confirms the booking of the Apartment.
Without full payment, check-in is not possible and made payment will not be refunded, considered as a cancellation of the booking, and the Company is not responsible to the Tenant in connection with the cancellation of the booking.
1.2. Cancellation of the booking is possible in the following order and on the time:
A. Before Check-In

B. After Check-In

4. Basis of cancellation: reasons depending on the Company during the full period of stay

Security Deposit: amount minus deductions, if any

1.2.1. Cancellation of the package booking (package 3 – 9 month) is possible in the following order and on the time:

2. Basis of cancellation: reasons depending on the Tenant
Period of cancellation: less than 30 days before the check-in date

3. Basis of cancellation: in case of Tenant’s No-Show
Period of cancellation: on the same date of check-in
Security Deposit: non-refundable
Rental amount: non-refundable 1st and last month rent
4. Basis of cancellation: reasons depending on the Tenant after check-in date

1.2.2. Cancellation of the package booking (12 months) is possible in the following order and on time:
1. Basis of cancellation: reasons depending on the Tenant
Period of cancellation: more than 30 days before the check-in date
Security Deposit: refundable.
Rental amount: refundable.
2. Basis of cancellation: reasons depending on the Tenant
Period of cancellation: less than 30 days before the check-in date
Security Deposit: 10% of the total booking amount, excluding fixed utility fees (non-refundable).
Rental amount: refundable.
3. Basis of cancellation: in case of Tenant’s No-Show
Period of cancellation: on the same date of check-in
Security Deposit: 10% of the total booking amount, excluding fixed utility fees (non-refundable).
Rental amount: recalculate the number of days of actual residence according to the Daily rate that is counted as the rental rate divided on 30 days and refunds part of the rental amount minus the recalculation.
4. Basis of cancellation: reasons depending on the Tenant after check-in date
Period of cancellation: on the same date of check-in
Security Deposit: 10% of the total booking amount, excluding fixed utility fees (non-refundable).
Rental amount: recalculate the number of days of actual residence according to the Daily rate that is counted as the rental rate divided on 30 days and refunds part of the rental amount minus the recalculation.
1.2.2.1. For bookings under the 12-month package, the Security Deposit is set at 10% of the total booking amount, excluding fixed utility fees, and is intended to cover potential damages, a penalty for early termination of the agreement (equivalent to one month's rent), and as a guarantee of the Tenant's compliance with the terms of this agreement. In the event of early termination, the penalty will be deducted from the Security Deposit. Should the Security Deposit be insufficient to cover damages or outstanding obligations, the Company reserves the right to initiate legal proceedings to recover the remaining balance.
1.2.2.2. Rental payments are made on a monthly basis in accordance with the agreed payment schedule. For such bookings, utilities (including electricity, water, air conditioning, gas, and internet) are included in the booking cost. The Tenant is required to make payments on time. In case of delayed payment, the booking will be considered invalid. The Company reserves the right to suspend services, enforce a forced check-out of the Tenant, and transfer the Tenant’s belongings to the Lost & Found department.
1.2.2.3. The Security Deposit is non-refundable in cases of early termination of the booking, violations of the agreement by the Tenant, or other circumstances outlined in this Agreement. The rental amount for unused periods is refundable if the early termination is initiated by either the Tenant, except for a deduction of one month's rent as a penalty, or by the Company. The Tenant is fully responsible for adhering to the terms of the agreement, including timely payment of rent and utilities. In the event of a breach of the agreement, damages, or refusal to fulfill obligations, the Company reserves the right to enforce penalties provided in this agreement, including retaining the Security Deposit and pursuing legal action.
1.2.2.4. For bookings - 12-month package, the Tenant is responsible for the costs of routine maintenance and minor repairs of the property, including, but not limited to, the replacement of light bulbs, small plumbing issues, and other minor repairs, up to AED 500 per each repair instance. Any repairs exceeding this amount or classified as major repairs (e.g., structural damage, replacement of major systems) remain the responsibility of the Landlord.
1.3. Tenant is to arrange payment for rent before or upon check-in complete amount as was mentioned above:
Payment option: by electronic link through NOMOD system
Payment period: non later than 1 (one) day before check-in date
Additional fees: up to 2,8% (+ VAT) of the amount
Payment option: by card by POS machine
Payment period: non later than 1 (one) day before check-in date
Additional fees: up to 3% + 10 AED of the amount
Payment option: by bank transfer to the Company's account*
Payment period: non later than 5 (five) day before check-in date
Additional fees: In accordance with the bank’s payment policy
Payment option: in cash directly at the company's office or in Apartment
Payment period: in check-in day
Additional fees: In case of paying first check-in extra fee does not apply, in other cases service fee for payment collection service, also extension fee, in amount of 120 AED applies.
*NOTE: If in case of non-cash payment at the time of check-in, the Company does not have information about the transfer of funds to the settlement account, the Tenant undertakes to make a payment in cash in full, and the Company undertakes to return to the Tenant the overpaid funds within 5 (five) working days from the date of their transfer to the settlement account, but no later than the date of departure of the Tenant.
When the Tenant refuses to make a cash payment for the entire booking period in full, the Company makes a reservation change and recalculates the daily rental cost, which is paid by the Tenant in cash upon check-in for the period (in days) required for the Company to receive a non-cash payment. If the Company does not receive non-cash payment after the specified period and the Tenant refuses to pay the remaining rental cost in cash, the Company cancels the booking for the remaining number of days, while the Security Deposit is not refundable.
1.4. Extensions are subject to availability. The Company reserves the right to deny extension, or, if available, offer the Tenant accommodation at a different unit. A new Booking Confirmation is required for extensions. Upon confirming an extension, the Company will utilize the existing Security Deposit to create a new Booking Confirmation for the Tenant. Extension confirmation is final. If the Tenant subsequently decides to cancel the confirmed extension, the Security Deposit will be forfeit and non-refundable in accordance with the terms and conditions outlined in the Booking Confirmation.
1.5. Extension must be confirmed by Tenant 14 (fourteen) days’ prior current check-out date. Extension booking is considered to be confirmed, if Tenant sent written confirmation in accordance with the deadline above in any messenger without signing the booking confirmation. If, in case the Tenant doesn’t send written confirmation an extension in the above-mentioned period before the check-out date, the Company can offer Apartments to other customers. Tenant can ask for the extension in any date after the indicated period of 14 (fourteen) days before check-out. Company can provide such confirmation from its side only upon availability of the Apartment and on condition of payment for the extension within the period specified in this Contract.
1.6. Extension booking must be paid not later 3 (three) calendar days before new period of stay, delay is subject to daily penalty. If the Tenant pay in period from 3 (three) days before new period of stay to renewal date, the Company take penalty of 50 AED per each day of delay. In case the Tenant failed to pay on due date of new extension, the Tenant is obliged to vacate the premises not later than 2 pm at the renewal date and the Security Deposit is not refunded to the Tenant.
1.7. If the Tenant requests an extension fee collection service from the Company, while there is no Tenant and/or his representative in the apartment on the agreed date and time of arrival of the concierge service, or the Tenant has not provided access to the apartment, the Tenant confirms and agrees that the visit of the concierge service is paid by the Tenant from the Security Deposit in the amount of 120 AED.
1.8. If the Tenant makes a partial payment (i.e., less than the full rental amount for the booked period), the number of days of stay will be recalculated proportionally based on the amount paid, using the Daily Rental Rate. Any extension of the stay beyond the recalculated period will be subject to availability, and the Daily Rental Rate applicable for the extended period may be adjusted.
1.9. In the event that the Tenant fails to make full payment for extension and the Tenant cannot be contacted due to unforeseen circumstances or fails to respond to the Company's communications within 2 (two) days after the date of booking termination, the Tenant agrees and gives the Company the right to vacate the premises with the Tenant's personal belongings without the presence of the Tenant. Detailed Inventory list of the Tenant's personal belongings should be signed in the presence of at least 2 (two) witnesses (company’s representatives). The Company places the exported Tenant's personal belongings in its own store, the storage period of the exported items does not exceed two calendar months from the date of export. The Tenant agrees and confirms that the Company shall not be liable for any claims made by the Tenant.
1.10. If the Tenant makes the booking with the package offer and it is mentioned in this Booking Confirmation, then the monthly price is fixed for the whole period of the package offer and cannot be changed. In order to book the package, offer the Tenant, is required to pay a Security Deposit and 10% of the first month's rent. The Tenant is required to pay the full amount of the first and last month's rent prior to check-in, where last month payment is credited to the Company’s account and can be used only to cover the last month payment before this period will start. The current month's payment, the last month's payment and the Security Deposit will not be refunded if the booking is cancelled before the end of the booking package period and will be considered as a cancellation penalty. Last month's payment can only be used to pay for the last month of the booking. In exceptional cases, by agreement of the Parties, the amount of the payment for last month's rent can be used to pay for the extension of the stay. In this case, upon the expiration date of the extension, the Tenant undertakes to vacate the Apartment, while the Security Deposit is non-refundable. Each subsequent month of the booking must be paid not later than 3 (three) calendar days before renewal month of stay starts, delay is subject to daily penalty. If the Tenant pays in period from 3 (three) days before the new period of stay to the renewal month date, the Company takes a delay penalty of 50 AED per each day of delay. The package offer starts from 3 months of rental and more.
1.11. The Security Deposit will secure the performance of Tenant’s obligations. Landlord has the responsibility to apply all portions of said deposit on account of Tenant’s obligations. The Security Deposit is refundable within 30 (thirty) calendar days at 100% after check-out if there is no damage and the unit is left in the same condition as provided. The Security Deposit is refundable the say way it was paid (credit card / bank transfer / cash). In case the deposit or a partial part of it needs to be used the balance of deposit will be refunded on the day the Tenant leaves the property after an inspection has been conducted with the Landlord or his or her authorized agent, together with a statement showing any charges made against Security Deposit.
1.12. By prior agreement with the Tenant, the Security Deposit is refund by one of the following approach:
- by cash in the Company’s office;
- by bank transfer;
- Western Union;
- otherwise by agreement of the Parties.
1.13. The Security Deposit in the amount after deductions that might occur in case of possible damages and/or missing items will be refunded within 7 (seven) working days after check-out. In the case of a refund of the Security Deposit by bank transfer / Western Union etc., the transfer fee will be deducted from the amount of the Security Deposit.
2. RIGHTS AND OBLIGATIONS OF THE TENANT
2.1. The Tenants agree to maintain general cleanliness and order on the premises and to return the property, equipment and all items in the same condition and quantity as it was on the first day of occupancy. The amount of the Tenant's liability for damage to property, equipment and/or items located in the Apartment is determined in the check-in list. The Tenants must leave the premises in a ready-to-rent condition upon the expiration of the Contract, determined by the Landlord as being immediately habitable by the next tenants.
2.2. The tenant undertakes to inspect the condition of the property, equipment and all items at the time of check-in and sign a check-in list. In case of damage or inoperability of the equipment, or any problem in the Apartment the Tenant is obliged to notify the Company of the malfunction via WhatsApp messenger on the same date of check-in. The official source of getting the information only Customer’s support WhatsApp number: +971 50 484 7413. In the absence of notification within the period specified in this paragraph, it means that the problem occurred during the Tenant's stay and the responsibility for damages shall be borne by the Tenant.
2.3. The Tenants shall be responsible for the damages caused by willful and/or negligent conduct by the Tenants or their guests. The Tenants shall not be responsible for any damage caused by:
a) Normal wear and tear;
b) Events of force majeure, e.g. natural disaster, riots and warfare.
2.4. The Tenant is obliged to return the property, equipment and all items in undamaged condition and in the same quantity as it was on the first day of occupancy and to sign the check-out list drawn up on the basis of the check-in list. The Tenants agree that the Landlord must deduct costs of compensation for damage caused by the Tenant’s willful or negligent conduct from the Security Deposit prior to refund. If the amount of the Security Deposit is not enough to cover all damages, Tenants undertake to reimburse all additional maintenance and repair costs or refund items costs prior to leaving the Apartment. Compensation of the missing amount of the Security Deposit is made by the Tenant in cash. In the event that the Tenant has left the property before the concierge arrives and has not signed the check-out list, the concierge shall make a note of the Tenant's absence on the day of departure and draw up the check-out list himself. In such case Tenant is obliged to pay for all damages found after the concierge inspection according to the cost of damages mentioned in Annex 1.
2.5. The Landlord or Company’s representative has the right to inspect the premises with prior notice to enforce the terms of this Contract. The Tenant shall give all reasonable access to the Landlord or his/her representative. Access is provided upon prior (48 hours before the date of the visit) agreement by the Parties of the time suitable for the visiting.
2.6. The Tenants shall dispose of all waste material generated during the rental period in a lawful manner and put the trash in the bins along the curb during their stay for pickup. Tenants are cautioned not to leave trash for long periods of time because it attracts animals and pests.
2.7. Accommodation with animals and/ or pets in the Apartments is possible only subject to the prior agreement of both Parties and obtaining official written confirmation from the Landlord. In the absence of prior agreement of the Parties and written confirmation from the Landlord, accommodation with animals and/ or pets of any kind in the Apartments is impossible. The fine of AED 2000 will be deducted from the Security Deposit upon check-out.
2.8. The Tenant shall not sublet the property. In case of the conditions specified in this paragraph, the Contract is subject to termination, while the rental payment for the remaining period of the accommodation and the Security Deposit is subject to deduction and not returned to the Tenant.
2.9. There shall be no smoking inside the premises. In case of violation, the fine of AED 2000 will be deducted from the Security Deposit upon check-out. Smoking is permitted outside the Apartment and on the balcony. Shisha smoking inside the Apartment and in the building’s common areas is strongly prohibited. In case of violation, the fine of AED 2000 will apply. Repeated violators will be subject to eviction from the property.
2.10. There shall be no BBQ on the balcony or inside the Apartment. In case of violation, the fine of AED 2000 will apply, followed by
immediate eviction. Information about designated BBQ areas in the building is provided by the building's Administrator (Reception).
2.11. The Tenant shall hereby indemnify and hold harmless the Landlord against any or all claims of personal injury or property damage or loss arising from use of the premises regardless of the nature of the accident, injury or loss. Tenant expressly recognizes that any insurance for the property damage or loss which the Landlord may maintain on the property does not cover the personal property of Tenant, and that Tenant should purchase their own insurance for Tenant if such coverage is desired.
2.12. Tenants expressly acknowledge and agree that the Apartment is intended for the temporary residence, and that Tenants do not intend to convert the Apartment into a permanent residence or household.
2.13. Tenants shall use the property for legal purposes only and other use, such as but not limited to, illegal drug use, abuse of any person, harboring fugitives, etc. shall cause termination of this Contract with no refund of rents or deposits.
2.14. Tenants shall see to their own security while in the property by locking doors, windows, garage doors, etc. when it’s prudent to do so.
2.15. The number of Tenants (in accordance with the DTCM standards) arriving at the time of the check-in is a maximum number of persons allowed to live in the Apartment. Each Tenant must be registered, the fee for each arriving Tenant in excess of the specified number is 500 AED, a one-off payment. The amount shall be paid by the Tenant or deducted from the Deposit. If it is found out that there are more Tenants than initially registered in the Apartment, Company can terminate the contract, the rent will be forfeited, and Security Deposit non-refundable according policies.
2.16. If the Company received a request from Landlord to return the Apartment, the Company informs the Tenant about the request from the Landlord no later than 7 (seven) days prior the date of return of the Apartment to the Landlord, while the Tenant is provided with alternative options or a refund of the rent for the remaining period and the Security Deposit (less deductions, if any).
2.17. In the case a request is received from the Landlord to organize a viewing of the Apartment to the third Parties, each viewing requested by the Landlord is subject to prior agreement with the Tenant and is carried out at a convenient time for the Tenant.
2.18. In case of breakdowns and emergency situations, the Tenant is obliged to inform the company immediately, otherwise the damage caused by this circumstance will be charged from the Security Deposit.
2.19. The Company shall not be responsible for the safekeeping or security of any personal belongings of the Tenant left in the Apartment. The Tenant is solely responsible for ensuring the safety of their personal items during their stay.
3. RELOCATION
3.1. In the case of incidents of critical damage of the Apartment equipment, such as, for example, water heating, sanitary equipment, air conditioning systems, etc., arising for reasons out of the control of the Tenant or for the reason of the Events of force majeure interfering with the normal residence of the Tenant, the Company is making every possible effort to resolve the situation. In individual cases the Company may select another serviceable Apartment equivalent to the previously provided and relocate the Tenant. The criticality of the damage and the period of repairing the damage for making a decision on relocation is determined by the Company Maintenance service.
3.2. Settlement options offered by the Company are made in agreement with the Tenant. If the Tenant agrees with the settlement options proposed by the Company, the Tenant is not entitled to make any claims to the Company related to these incidents in the subsequent.
3.3. At the request of the Tenant and prior agreement of the Parties, the Tenant can be provided with an Apartment of a higher value. If the rental cost of the provided Apartment is higher than the cost of the originally used Apartment, the Tenant is obliged to compensate the Company for the difference in the cost of the provided and the original Apartment no later than the date of relocation. In case the Tenant refuses to pay the difference in the cost of the provided Apartment, relocation is not performed.
3.4. In case of the Tenant refuses the settlement or relocation options offered by the Company, the Company can recalculate the number of days of actual residence due to the incident at the Daily rental rate and refunds part of the rental amount minus the recalculation and the Security Deposit (less deductions, if any) is refundable, while the Company is released from liability for any negative consequences that the Tenant may have.
4. CANCELLATION POLICY AND EARLY TERMINATION AFTER CHECK-IN
4.1. All bookings are non-refundable, except for special conditions expressly provided in this Agreement.
4.2. In case rental payment is not done in full amount after the booking recalculation according to paragraph 1.8. of this Agreement, this Agreement terminates on the last paid day of stay, Tenant undertakes a check-out from the Apartment and the Security Deposit is not refundable.
4.3. The rental amount and the Security Deposit will not be refunded due to a shortened stay or ruined expectations due to the Tenant's emergencies at work, in the family or other obligations.
4.4. The Company is not responsible for any Lost and Found items left by the Tenant after the check-out procedure has been completed. After the end of the rental period or after check-out, the Company is not responsible for any personal belongings left behind by the Tenant.
5. CLEANING, MAINTENANCE AND ADDITIONAL SERVICES
5.1. If the Tenant confirms an extension on the scheduled check-out day, the Tenant pays a cleaning charge for the departure of the cleaning team in the amount of 120 AED or pays the cleaning fee depending on the number of rooms and degree of soiling. In case of extension of the stay, cleaning services are not included and subject to extra cost.
5.2. If the Tenant request from the Company a service for fixing maintenance issue, cleaning, etc. in the rented Apartment, while at the agreed date and time of arrival of the maintenance team, there is no Tenant and/or his representative in the Apartment, the Tenant confirms and agrees that the maintenance team is allowed to enter the Apartment and fix the problem in the absence of the Tenant without additional confirmation.In case in mentioned situation as Tenant requested for the service from Company, confirmed date and time for the visit and didn’t provide access to the Apartment for proceeding the service – the visit of the maintenance team is chargeable to the Tenant from Security Deposit in amount of 120 AED.
5.3. The Company may offer additional services to the Tenant and transfer from the airport to the Apartment and/or from the Apartment to the airport for an additional fee. The full list of additional services that can be provided to the Tenant and their cost are indicated on the official website of the Company. Any additional services and transfer are provided for an additional fee and by prior agreement of the Parties no later than 3 (three) calendar days before the date of provision of services. Additional services and/or transfers must be pre-paid by the Tenant in full no later than 3 (three) days before the date of provision of services. In the absence of payment within the period specified in this paragraph, additional services and/or transfers are not provided by the Company and the Company is not liable to the Tenant for non-provision of services or other negative consequences that the Tenant may have in connection with non-provision of services.
5.4. The Company may provide an airbed, baby cot and/or baby chair for an additional fee. The Tenant must notify the Company of the need for an additional item no later than 3 (three) calendar days before the start of the booking. Additional items are provided subject to availability and must be pre-paid in full no later than 3 (three) calendar days before the start of the booking. In the absence of timely notification or payment, the Company is not liable for the non-provision of additional items or any related inconvenience to the Tenant.
Baby cott set includes the baby linens and baby pillows - 350 AED including delivery with for set up the baby cott + 30 AED. Baby Chair is 200 aed including delivery. Airbed set (with set of linens + 1 pillows) - 340 AED for single - 390 AED for king size. Matress Topper is 320 AED including delivery. Kindly note that price mentioned above are VAT excluded.
6. NOTICE
6.1. Check-in time is from 3 pm. Check-out time is before12 pm. Early check-in and late check-out will be rated as:
Check-in:
- 00:00 am – 05:00 am the price is 100% of daily rental rate of the booking
- 05:00 am – 10:00 am the price is 70% of daily rental rate of the booking
- 10:01 am – 03:00 pm the price is 50% of daily rental rate of the booking
Check-out:
- 12:00 – 3:00 pm is subject for possibility
- 03:00 pm – 06:00 pm the price is 50% of daily rental rate of the booking
- After 06:00 pm price is one additional daily rental rate and time must be prior confirmed for possibility.
Representative’s visit in non-working hours 10:00 pm – 09:00 am is an additional fee of 350 AED.
In individual cases, by prior agreement of the Parties, the Tenant may be given the opportunity to self-check in and self-check out, the possibility and conditions of which are determined by the Parties additionally.
6.2. Any confirmation or rejection through WhatsApp is considered legitimate and valid.
6.3. The Parties have agreed that this Contract can be concluded by exchanging documents in electronic form (scanned copies). To conclude this Contract in electronic form, each of the Parties sends the other Party a signed copy of the Contract by e-mail. The Parties, of course, recognize the copies of the Contract transmitted by e-mail as equal in legal force to the copies of the Contract with the original signature.
6.4. Сheck-in/ check-out list is an inseparable part of this Contract and should be signed by both parties. In the self-check-in and check-out, the Parties are allowed to sign the check-in/check-out list electronically, by exchanging documents by e-mail. The Parties, of course, recognize the copies of documents transmitted by email as equal in legal force to the original documents with the original signature.
6.5. The list of property equipment and items and the cost of damage is attached to this Contract in Annex 1 and is an integral part of it.
7. GOVERNING LAW AND JURISDICTION
This Booking Confirmation Invoice Contract and the rights of the Parties hereunder shall be governed and construed within the prevailing Laws of the UAE and the Laws of Dubai. The Tenant confirms and guarantees that he is acquainted with all the terms of this Contract, the grounds and the amount of responsibility and confirms that this Contract does not contain burdensome conditions and/or provisions not agreed upon by him, and that this Contract was concluded at his own request.
WARNING
Forced Check-Out Procedures
1. Non-Payment of Extension or Booking Fees
If the Tenant fails to make payment for a booking extension or current booking within three (3) days after the conclusion of the previously paid booking period, the Company reserves the right to take legal action to recover the outstanding booking fees for all unpaid days, as well as for any subsequent days the Tenant occupies the Apartment. The Company shall also seek reimbursement for legal expenses incurred as part of such proceedings.
2. Non-Response by the Tenant
If the Tenant fails to respond or communicate with the Company within three (3) days following the end of their booking, the Company reserves the right to vacate the Apartment in the presence of witnesses and a representative of the building management. All personal belongings of the Tenant will be inventoried, documented via video recording, and transferred to a designated storage facility. Items will be stored for a maximum period of one (1) month, after which they will be disposed of if not claimed. The Company shall not be liable for any loss or damage to the Tenant's belongings during this process.
